Due to the risk of building over the Road Reserve or the area past the property line and into the road (which includes footpaths and kerbs, among others), the council highly suggests checking if your fencing project needs a planning permit before getting a building permit. In this case, it’s required if the property:

  • Has a site area no bigger than 300 square metres
  • Is located within a Heritage Overlay zone

Once that’s out of the way, the next step is to determine if the fence’s height will exceed the height permitted by your planning zone. In most cases, a building permit is necessary for fences over two metres high.

The only exception is when the property is located within nine metres of an intersection, at which the limit is one metre or the permissible height by your planning zone. To know what planning zone your property lies in, check out the council’s interactive map.

The council also states that a building permit and Report and Consent go hand in hand in applying. However, it can be strict about issuing the latter.
