Fencing projects in Banyule require a building permit if the height is more than 2.0 metres and made out of brick or timber. The necessary documents are as follows:

  • Duly accomplished building permit application form
  • Elevation plan, site plan, floor plan and section details
  • Copy of Title & Plan of Subdivision
  • Framing schedule
  • Application fee

In addition, the surveyor may require further documents depending on the circumstances of the project. For example, a bushfire attack level assessment is needed if the surveyor believes the project site is close to a bushfire zone. If the surveyor lacks the resources to confirm if the project is compliant, they require a Regulation 126 compliance certificate along with a civil engineer’s computations and drawings.

Any project on a property valued below AUD$16,000 is considered minor work, which is in the ballpark for most fencing projects. The permit fee is AUD$650, including GST but not including the lodgement fee, government levies, and other costs. Minor work includes a maximum of two inspections by the surveyor.
